What Every Homeowner Should Know About LVP Flooring
Luxury Vinyl Plank has taken over the flooring market in the Tampa Bay area — and for good reason. It is waterproof, durable, affordable, and looks remarkably like real hardwood. But not all LVP is created equal, and the installation matters just as much as the product you choose. Here is what every homeowner should know before committing to luxury vinyl plank flooring.
1. Thickness Matters More Than You Think
LVP comes in a range of thicknesses, typically from 2mm to 8mm. For residential use, you want at least 5mm with a rigid core — anything thinner will feel hollow underfoot and telegraph every subfloor imperfection. The rigid core, also called SPC (stone polymer composite), gives the plank structural integrity and makes it feel much more like real hardwood when you walk on it.
The wear layer is equally important. This is the clear protective coating on top that resists scratches, scuffs, and stains. For a home with pets or kids, look for a wear layer of at least 20 mil. High-traffic commercial spaces need 28 mil or more. A thicker wear layer means the floor will look new for years longer than a budget option with a thin coating.
2. Waterproof Does Not Mean Water-Proof Underneath
LVP itself is waterproof — the planks will not swell, warp, or delaminate from water exposure. But if water gets between the planks and sits on your subfloor, you can still develop mold or subfloor damage over time. This is why proper installation with tight click-lock seams is critical, and why many installers recommend a moisture barrier underlayment over concrete slabs in Florida.
In bathrooms and laundry rooms, some installers also apply a bead of waterproof sealant along the perimeter to prevent water from seeping underneath through the expansion gap. It is a small detail that makes a big difference in wet areas.
3. Acclimation Is Not Optional in Florida
Before installation, LVP should acclimate to your home's temperature and humidity for at least 48 hours. In Florida, where outdoor humidity can be dramatically different from your air-conditioned interior, this step prevents planks from expanding or contracting after installation. Installers who skip this step to save time are setting you up for gaps, buckling, or click-lock failures down the road.
Keep the boxes open and spread out in the room where they will be installed. Do not stack them in a garage or porch where conditions are different from your living space.
4. Subfloor Prep Makes or Breaks the Job
The number one reason LVP installations fail is poor subfloor preparation. The subfloor needs to be flat within 3/16 inch over a 10-foot span. High spots create pressure points that can crack plank joints. Low spots create hollow areas where the floor flexes and eventually the click-locks fail. In Florida homes built on concrete slab, self-leveling compound is frequently needed to achieve a flat enough surface.
A professional installer will check the subfloor with a straight edge before starting and address any issues. This adds time upfront but prevents callbacks and warranty claims later. If an installer wants to skip subfloor prep, that is a red flag.
5. Pattern and Direction Affect the Room
LVP planks should generally run parallel to the longest wall in the room or in the direction of incoming natural light. This creates a visual flow that makes the space feel larger. Running planks perpendicular to the light source can emphasize seams and make the floor look choppy.
For open floor plans where multiple rooms connect, maintaining a consistent plank direction throughout creates a seamless, professional look. Transition strips between rooms can be avoided in most cases if the installer plans the layout carefully from the start.
